Meet our experienced and knowledgeable teams: Canyon View Capital (CVC) and Canyon View Properties (CVP). The headquarters of Canyon View Capital is located in Santa Cruz, California, on Monterey Bay where the CVC Executive and Corporate teams perform all services pertaining to Investor Relations, Finance, Investments and Accounting for the organization. Our operations division, Canyon View Properties, consists of over 100 highly skilled members. This team performs management and operations on-site at the Midwest and Midsouth properties, which are wholly owned by Canyon View Capital.

Robert J. Davidson
CEO & FOUNDER
Robert (Bob) J. Davidson is CEO and founder of Canyon View Capital. Bob was introduced to real estate investing and limited partnerships in the 1970s when employed by what is now known as KPMG, auditing partnerships for medical doctor investors seeking tax shelters. During his years of auditing real estate partnerships, Bob became an expert in offering highly profitable, tax-advantaged real estate investments for his clients.
In the 1980s, Bob founded Davidson Fohs & Associates Accountancy Corporation (DF&A) and several other real estate partnerships. He then broadened his service to investors through the use of privately held tax-advantaged funds – thus the “birth” of Canyon View Capital (previously known as myRetirementASSETS). As CEO, Bob identifies properties that make good tax sense and increase investors’ purchasing power after taxes and inflation, producing an impressive track record of high annual rates of return over the firm’s history.
Canyon View Capital has successfully survived two recessions due to proper underwriting and steady investment growth strategy. Operating from a fiduciary mindset, a focus on value investing, and intricate knowledge of the IRS tax code, Bob has helped hundreds of small business owners, individuals and families retire comfortably through investment in Canyon View Capital funds.
A 45-year Santa Cruz resident, Bob is an active racquetball player, biker, avid traveler and pilot since age 16. While traveling, Bob assesses how real estate differs from place to place and what works best in different markets. As CEO, Bob primarily values the CVC Balanced Fund, is the chief strategic financial planner, meets with many of our investors to assist with legacy planning and is the key borrower for CVC. Bob is an active member of Santa Cruz Rotary and a Board Member of New Way Homes.
Gary Rauscher
President
Joining Canyon View Capital in 2007, Gary brings over a decade of complex accounting experience as a CPA working with high net worth individuals, real estate developers, and family offices. Prior to this, Gary was the “Personal CFO” for the partners of Sierra Ventures, a Silicon Valley Venture Capital firm, which gave him in-depth experience in complicated tax structures, which fit perfectly with the CVC clientele. As President, Gary is directly in charge of the company’s quarterly investment reports, all compliance reporting, investor financials, and oversees preparations for CVC’s annual tax returns and independent audits.
Gary is principally responsible and manages all CVC property refinances, acquisitions and dispositions. He interacts directly with CVC’s banks, brokers, attorneys, and lenders to bring each CVC property to a successful close. Additionally, Gary supervises the regional managers of our wholly-owned property management company, Canyon View Properties, who are responsible for all operational aspects of the CVC portfolio including all capital improvement projects, budgets, accounting, human capital, and overall portfolio performance.
Gary’s understanding of the complex nature of our funds and overall operations is a valuable component to the growth of CVC. He has been a part of the growth and development of the firm for over ten years and is a valuable and respected sounding board for the executive team.
An active father, Gary lives in the Silicon Valley with his wife and two children.
Dennis Rimac
CHIEF FINANCIAL OFFICER
Dennis joined Canyon View Capital in June 2016 and brings over 20+ years of accounting experience, most recently 15+ years as a Controller in real estate property management and development. As the Controller for SWAY Manager/Starwood Waypoint Residential Trust, a publicly traded REIT, he was responsible for day to day accounting while working with the financial reporting team in the production of required SEC and private fund financial reports. Prior to SWAY, Dennis worked at JCM Partners LLC, a real estate company that owns and manages multifamily and commercial properties.
At CVC, Dennis is responsible for the day-to-day accounting and financial reporting for the residential properties, funds and corporate entities. He works closely with the Investor Relations Department on investor reporting, managing annual tax returns and audit process. Dennis also works with the Regional Property Managers in various operational accounting systems and procedures.
Eric Fisher
CHIEF OF STAFF
Eric joined Canyon View Capital in August 2021. He brings 15 years of experience in the hotel industry. His career has been split evenly between Property Operations, Corporate Operations, and Business Development & Acquisitions at one of the largest third-party operators of hotels in the United States.
Eric has an intimate understanding of the real estate acquisitions and transitions process having led or assisted on $500M+ of hotel acquisitions throughout the continental US including, most recently, leading the Business Development & Acquisitions effort for the Western and Midwestern Regions.
Prior to Acquisitions, Eric worked as a Taskforce Operator where he focused on special projects including openings, transitions, and filling short-term executive vacancies on-property. He also functioned as the Chief of Staff to the COO of the hotel management company during its growth from 60 hotels, 10,000 associates, and $600M of revenues under management (RUM) to 90+ hotels, 14,000 associates, and $1B+ RUM.
At CVC, Eric supports the President and the Executive Team in all facets of the business including Investments, Operations, and Strategy.
In his free time, Eric, his wife Ashley, and son Miles enjoy the outdoors, live music, and all forms of travel.
Eric received a BS from the School of Hotel Administration at Cornell University with a Minor in Real Estate and an MBA from the Haas School of Business at the University of California Berkeley.
Shirley Hennessey
DIRECTOR OF CORPORATE COMPLIANCE
In March 2020, Shirley came to Canyon View from Santa Cruz County Bank (SCCB) where she started 16 years ago when the bank was still in formation, now with over $1 billion in assets. As an Associate Vice President, she was instrumental in supporting the bank’s rapid growth including one core conversion and two online banking conversions. During her tenure at SCCB, she developed and managed multiple products and services across many sectors. Prior to that, she was with Coast Commercial Bank where she handled investments, specializing in retirement plans.
Shirley has deep roots in our community as a Santa Cruz native, and began her banking career over 35 years ago. Throughout her career, she has overseen and been responsible for multiple departments across all aspects of the banking industry. Most notably, managing relationship & client services, policy & procedure development, internal training, investment IRAs, back-end operations, product development, and risk management.
Shirley’s extensive knowledge and wide-ranging experience make her the ideal individual to head up Canyon View’s compliance department. In her role, Shirley is responsible for all aspects of our corporate compliance including internal and external compliance, risk management, IRA custodian management & support, and many “behind the scenes” aspects of our annual real estate transactions including both new acquisitions and refinances. She works closely with our tenant in common (1031) investors as well as other outside partners including lenders and attorneys to assist the acquisitions team for a smooth closing experience. Finally, and perhaps more importantly, she ensures our policies and procedures are updated and accurately reflect the workflow in each department to allow for scalability to support our long-term growth. In her capacity, she interacts with all departments to help Canyon View maintain a high level of client service both internally and externally.
Anne Fearnehough
CLIENT EXPERIENCE MANAGER
Anne joined CVC in January 2016 and comes with an extensive background in client services, marketing, management, and customer interfacing roles for many years across multiple industries. As CVC’s Client Experience Manager, Anne is a resource and support for all new, existing, and potential CVC investors. Anne can assist with answering questions about our funds and investment programs and helps to resolve or elevate any issues or concerns as needed.
Additionally, Anne is responsible for publishing all transactions and reporting in our CVC investor portal and maintains our public-facing Canyon View Capital website. Her experience at CVC means she is well versed in the various processes and procedures for all account transactions for all types of CVC accounts.
Anne has a background in event planning and production. She enjoys working closely with senior management to coordinate and produce the “behind the scenes” aspects of CVC’s annual investor meetings and client appreciation social events. Her initiative, creativity, and organization skills are what make these events seem effortless yet incredibly enjoyable for our investors.
Nicole Werdahl
ACCOUNTING MANAGER
Nicole joined CVC in 2016 with over 20 years of experience. She began her career as a residential real estate appraiser assistant serving California/Nevada. Nicole relocated to her hometown in Santa Cruz, California where she worked as a bookkeeper in the construction industry. As a Staff Accountant with Noble House Hotels & Resorts, Nicole had a key role as a liaison between operations, corporate, and auditors. She was responsible for payables, budgets, internal audits, payroll, and benefits for union and non-union employees. She assisted in the accounting department set-up for new acquisitions and implementing policies and procedures. Just prior to CVC, she was an Operations Specialist for Santa Cruz County Bank (SCCB). She was responsible for back-end accounting functions for all bank branches including the general ledger, ATMs, money movement, and ensuring compliance with federal regulations. With SCCB being CVC’s main local bank, Nicole was already quite familiar with our growing portfolio of properties.
At CVC, Nicole supervises and supports our Staff Accountants and their regions to ensure financials are accurate and provided in a timely manner. She works closely with the Regionals, Management, and Investor Relations and has the unique ability to troubleshoot and guide any department within the company. Nicole is responsible for the accounting and reporting of our investor funds, and with her attention to detail and extensive audit experience provides a sense of confidence with our owners and investors.
Michael Murphey
FINANCIAL PLANNING ANALYST
Mike joined Canyon View Capital in 2017. Mike is an accomplished Financial Planning & Analysis professional with over 18 years of experience in strategic financial planning, analysis, and reporting.
Mike’s role at CVC includes managing the budget, forecasting, and variance analysis process for our 36 properties and 7,000-unit portfolio. He has played a key role in property acquisitions, dispositions, and refinances. Since joining CVC, Mike has closed over $550M in new property acquisitions, $125M in dispositions, and over $225M in refinances. In addition, at CVC, he supports the executive and regional property management teams and focuses on increasing the profitability of our properties and the returns to our valued shareholders.
Before Canyon View Capital, Mike held Account Executive, Business Analyst, and FP&A Manager positions in the computer, agriculture, and vitamin industries.
Mike enjoys sailing, hiking, tennis, and spending time with friends and family in his free time.
Nikki Rauscher
HUMAN RESOURCES MANAGER
Nikki joined Canyon View Capital in 2015 when the Human Resources (HR) function for Canyon View Properties was moved from Springfield, Missouri to the Corporate Office in Santa Cruz. What was intended as a part-time commitment quickly grew to full-time as Canyon View continued to grow.
Nikki earned her bachelor’s degree in Child Development from San Jose State University. After spending time as a pre-school aide, she eventually decided to put her problem-solving and relationship skills to work in another field. She began working as the manager for the thrift store at her children’s school. It was this position that really taught her about the world of Human Resources. Nikki was tasked with managing operations while juggling hiring, training, employee schedules, and resolving customer and employee conflicts for a staff of over 300 parent volunteers and 10 paid personnel.
At Canyon View, Nikki handles the Human Resources needs for both Canyon View Capital and Canyon View Properties. Her duties include onboarding new employees, coaching managers, managing payroll and benefits, and everything in between. A key member of the property onboarding team, she performs various functions that begin immediately after a property is purchased including setting up utilities, initializing websites, and facilitating the setup of numerous software modules.
Shannon DaSilva
ACCOUNTING SUPERVISOR
Shannon DaSilva joined Canyon View Capital in September 2019 with over 20 years of accounting experience. Her love of accounting started as a young girl working summers in the office at the small business owned by her parents. She has performed a variety of accounting functions including full charge bookkeeper, accounts payable, accounts receivable, payroll, general ledger accounting, monthly reporting, and budgeting. Her most recent position held was Senior Staff Accountant with The John Stewart Company, the largest manager of affordable housing in California. In this role, she was responsible for the monthly financial reports for numerous properties for both owners and investors.
Shannon is natural when it comes to accounting. At CVC, she is responsible for the monthly accounting close of our Arkansas region. This is our largest region. Shannon has an easy rapport with her properties and management and can take on additional assignments as needed in stride.
Amy Clark
LEAD ACCOUNTS PAYABLE SPECIALIST
Amy joined the Canyon View team in September 2021. A long-term resident of Santa Cruz, she began her banking career in 1985 and brings 30+ years of experience with her. During her time in banking, she performed various roles from teller to call center to back-office operations, general ledger reconciliations, wire, and ACH transfers and specialized in the online banking department. Taking a break to raise her daughters, she became an entrepreneur, owning and running her own cleaning business before finally returning to her banking and accounting roots.
At CVC, Amy is a critical part of the accounts payable team, working closely with both property managers and vendors as well as providing support for the regional teams.
When not processing and approving invoices, Amy can be found indulging in one of her favorite activities, surf fishing at the beach with the love of her life.
Corina Mabalot
PROPERTY ACCOUNTANT
Corina joined Canyon View Capital in August 2021 bringing 15+ years of banking experience with her. Most recently at Santa Cruz County Bank, Corina was responsible for bank balancing, certifications, Regulatory E reporting, General Ledger reconciliation, money movement, and all bank’s currency transaction reporting to the IRS. Additionally, she oversaw the bank’s debit card systems and was a key player in the bank’s debit card conversion.
At CVC, she supports and works closely with the Regional and Property Managers as well as Corporate Management, ensuring accurate and efficient financial reporting.
Corina is a native of Watsonville where she resides with her family. She is an advocate for all those with paws. A hobbyist for art and design when not spending time with her son.
Diane O’Dell
ACCOUNTS PAYABLE SPECIALIST
Diane O’Dell joined Canyon View Capital in March 2019 with over 29 years of accounting and bookkeeping experience. A lifelong resident of Santa Cruz, Diane’s first job was working for the Beach Boardwalk on various attractions including the famous Giant Dipper roller coaster. After leaving the beach she sharpened her accounting skills first with County Bank & Trust and then later at the Credit Bureau of Santa Cruz County. Prior to coming to Canyon View Diane worked for The John Stewart Company as an Accounts Payable Specialist handling payables for more than 25 properties.
At CVC, Diane is responsible for the accounts payables for our Springfield & Kansas City regions. She works closely with both property managers and vendors, overseeing and maintaining the payables for the respective regions.
Laura Gouldy
INVESTOR RELATIONS ADMIN ASSISTANT
Laura joined CVC in July 2019. A native of Monterey County, Laura recently returned to the area after spending 21 years living in Las Vegas. After spending most of her career in the hospitality industry, first with Disneyland in Southern California and later with MGM Resorts in Las Vegas she brings extensive experience in client relations and event planning. Additionally, she brings 20+ years of experience as an executive assistant with multiple senior executives.
As the Investor Relations Admin Assistant at CVC, Laura is the first point of contact to callers and visitors. Her professionalism and experience mean you will receive excellent customer service and attention when contacting or visiting our office. Laura is responsible for assisting with new investor paperwork and onboarding, and she provides support to all investors for contributions and distribution requests.
Monica Murphy
PROPERTY ACCOUNTANT
Monica joined Canyon View Capital in October 2022, bringing strong accounting acumen and passion for real estate to the Accounting team. During her time at San Jose State University, she gained valuable experience working alongside a local CPA, acquiring comprehensive knowledge in navigating complex tax laws and ensuring strict compliance. After graduating, Monica joined a reputable property management firm, where she played a key role in accurate financial reporting, training property managers, and developing comprehensive company policies and procedures. As an ardent learner, Monica is excitedly preparing for her upcoming CPA exam and remains actively engaged with the latest developments in the accounting field.
At CVC, Monica collaborates closely with Regional and Property Managers, as well as Corporate Management, to ensure precise and timely financial reporting for a diverse property portfolio. Her dedicated efforts contribute to maintaining transparency, accountability, and informed decision-making throughout the organization.
While not in the office, Monica can be found rock climbing, running on local trails, or in the garden.
Diana Reader
PROPERTY ACCOUNTANT
Diana joined Canyon View Capital in August 2023 bringing over 25 years of experience in all aspects of accounting, management, and policy creation. Her experience encompasses a wide range of industries, demonstrating a proven track record of implementing effective policies that drive organizational success. Her achievements include recovering $400K in unclaimed property for a company, reflecting her commitment to diligent financial management.
At CVC, she enthusiastically supports and works closely with the Regional and Property Managers as well as Corporate Management, ensuring accurate and efficient financial reporting.
Diana is a long-time resident of Santa Cruz County, currently living in Bonny Doon. When she isn’t at the office, she enjoys spending time with her husband and her 2 French Bulldogs, Ivy & Coco.
Chelsea Ramos
ACCOUNTS PAYABLE SPECIALIST
Chelsea joined Canyon View Capital in July 2023, bringing strong accounting & property management experience to the Accounts Payable team. A southern California girl, Chelsea began working in a quick service restaurant while attending college. After graduating, she worked for the Boys & Girls Club where she helped children with tutoring and directed activities. In 2020, she joined a property management company as a receptionist. Quickly transitioning to Operations, she handled Operations reserve & reimbursements before sharpening her skills in the accounting department.
At CVC, Chelsea is part of the team responsible for working with property managers and vendors to ensure correct processing and smooth accounts payable operations.
Chelsea is an outdoor girl, likes to go to the beach, play soccer and especially loves playing with her sweet Australian Cattle dog puppy, Roxy.
Angel Lattaro
ACCOUNTS PAYABLE SPECIALIST
Angel began her Canyon View Capital career by joining the Canyon View Properties team in the mid-west during the summer of 2015. During her time with CVP, she managed multiple properties, including Excelsior Gardens, Sunset Woodland and most recently, Kensington Park. Always keeping an ownership mindset, she has a cheerful attitude and sets an exemplary work ethic.
Now, in 2023, as she begins with the Canyon View Capital accounting team she brings with her very valuable property management experience, skills and knowledge.
When not processing & approving invoices, Angel can be found reading or perusing the internet. She enjoys sitting outside with her dog, Muggle, taking in the peace & quiet of the woods.
Teri Shepard
ACCOUNTS PAYABLE SPECIALIST
Teri joined Canyon View Capital in January 2023 as an Account Payable Specialist. She is a resident of Missouri and is part of the team working in our Springfield regional office. Teri & her husband have their own construction and cabinet business where she wore many hats overseeing the day-to-day operations including, among other things, Accounting, Accounts Receivable, and Human Resources.
Teri is excited to join the Accounts Payable team. At CVC, she is responsible for processing expenses for utilities, tenant refunds, and invoices for the Midwest Region. Teri enjoys the added responsibilities of projects including finding ways to make efficiency a priority.
While not in the office, Teri lives on a hobby farm with her family including chickens, a bunny, and a basset hound. In addition, Teri considers herself a world traveler unless she is home-loving on her grandchildren.
Teresa Bruno
SENIOR REGIONAL PROPERTY MANAGER
Teresa is responsible for the overall operations of the Arkansas Properties for Canyon View Properties (CVP). With over 20+ years of solid property management experience, Teresa joined CVP in 2008 upon our acquisition of The Crossings (Hot Springs, AR), as Property Manager, where she consistently performed in the top percentile. She obtained her degree in Business Administration from Louisiana Tech University and began her career in the multifamily industry in Houston, TX in 1984. During her tenure, Teresa has managed properties and portfolios across Arkansas, Oklahoma, and Texas. Awarded “Manager of the Year” by the Arkansas Apartment Association (AAA) in 2003, she served as an Executive officer with AAA from 2004-2006, and as Chairperson on the Board of Directors for the Managers Council.
With an “ownership” mentality and a passion for maintaining the highest standards in our industry, she initiated the contract with Grace Hill Essential Multifamily Education Online Studies in 2013—which now empowers all CVP employees. Teresa is a natural fit for the Regional Management position and works directly with her property teams to reach CVP’s ever-changing goals with a focus on cost containment which results in higher returns for our investors. Her enthusiasm for our industry and CVP is seen in her positive attitude and consistent results.
Kathy Johnson
SENIOR REGIONAL PROPERTY MANAGER
Kathy is responsible for 16 property teams in the states of Missouri / Kansas. She has three direct reports (Brandon Robinson and Elizabeth Sweeney) who support the daily activity of those teams. Kathy joined CVP in 2012 with over 15 years’ experience in the Hotel/Motel Management field. After owning and operating her own business for over 8 years in this industry, she transitioned into multifamily housing in 2007. Her experience working in all positions has given Kathy a broad vision in the multifamily industry. She has expertise in leasing, sales, management, accounting, and operations. Additionally, she brings experience in low-income housing, tax credit compliance, Fair Housing compliance, and real estate development to CVP. She has been invaluable in leading, developing, and maintaining updated policies and procedures for all CVP operations. Kathy’s ability to supervise her team of over 60 motivated individuals and develop a truly fun environment for everyone has been a real asset to all of CVP, and it shows in her team’s results!
Bill Hagen
OPERATIONS MANAGER
Bill joined Canyon View Properties in February of 2022. Transplanting from the hotel management industry, Bill brings 12 years of operational management experience. He worked for many years at the hotel property level, specializing in opening new properties, setting up operational processes, culture, and training staff. Bill also spent time working as a corporate operations analyst at a hotel management company, during which its portfolio grew from 60 properties to 150+ with 14,000 + employees. He worked directly with the COO and played a part in working on company reputation management, transitions in and out of property contracts, due diligence processes, operational task force projects, and more. Bill spent the last four years of his hotel career opening and overseeing two franchise hotels in the New England area.
Here at Canyon View Properties, Bill will be spearheading due diligence efforts and property onboarding. He will be helping in training new/existing employees, assist HR with implementing initiatives, support the properties to work on various operational opportunities, act as a bridge between the corporate office and operations, and assist with opening future regions as the company continues to grow. He will report directly to the President – Gary Rauscher.
In his free time, Bill and his wife Alexandra enjoy traveling, cooking/eating, and playing golf & tennis.
Elizabeth Sweeney
REGIONAL PROPERTY MANAGER
Elizabeth came to Canyon View Properties (CVP) with a 20-year history in hotel and property management. With her family-owned hotel business, she developed the “owner’s mindset” early on and brought this vital quality into her career at CVP. She has a background in marketing and sales through the travel industry putting herself through Missouri State University. With her Bachelor of Science degree in Business and Marketing, she started in Multifamily and never looked back.
Elizabeth brought 5+ years of direct experience from a Springfield, MO property management company into CVP when she took over our Old Stone Apartment complex. Her success at Old Stone was quickly recognized and she was asked to help expand and lead our CVP team in Kansas City, MO. We brought her back to Springfield in 2015 to manage our largest property, Golden Pond, where she thrived not only with her uniquely powerful results-oriented management style but also with her “family-owned” mindset.
Honored as the “Manager of the Year” by the Springfield Apartment and Housing Association we were excited to help expand Elizabeth’s knowledge and experience throughout the company. In 2017, Elizabeth continued to flourish in her new promotion to Assistant Regional Manager under our Regional Manager, Kathy Johnson. Additionally, she is heading up the “Phase 5” 180-unit addition to the Golden Pond Property while leading and motivating 5 property management teams in the Springfield, MO area.
Elizabeth specializes in training, human resources, recruitment, critical problem solving, and crisis management. Her passions include employee motivation, employee growth, and team building. Elizabeth has proven strengths in sales, customer service, and resident retention. She is a true asset to CVP and CVC.
Together, Elizabeth and Kathy create a fun ‘family” atmosphere with their staff where enjoying coming to work each day and bringing the most valuable strengths out of each employee is the normal operating procedure in Springfield! This is a dynamite combination that benefits our investors tremendously through results and the owner’s mindset throughout their region.
Brandon Robinson
REGIONAL PROPERTY MANAGER
Brandon joined our team, Canyon View Properties in April 2016. Prior to coming to work for Canyon View, Brandon worked for a large management company in Kansas City, Mo for 4 years and worked his way up from a Leasing Professional to Management in a very short time.
When he arrived at Canyon View properties, he was a property manager for 2 years then moved on to become a Multisite Manager when growth began in the Kansas City Region. Brandon has experience in conventional properties, marketing rural and urban areas in and around the Kanas city region. He has experience in new acquisitions and implementing training with new and existing employees on Canyon View policy and procedures. Brandon also participates in the Apartment Association of Kansas City attending training seminars, outreach programs and certification classes to better his property management skills.
Brandon was promoted to Regional Manager for the KC Region in 2021.
Sara Chatman
REGIONAL PROPERTY MANAGER
Sara has a quiet but intelligent and go-getter demeanor, ready to do critical thinking and tackle any task. Beginning her career in leasing, then assistant manager, then progressed onto managing a variety of communities including Lease-Up, Conventional, 55+ Tax Credit and HOME, Student Housing, and Commerical. She is the true example of starting from the bottom and working her way up with dedication, motivation, and leadership productivity and results. Most recently, Sara has been promoted and running the Regional Manager position with Canyon View for the past two years and counting, with 21+ properties under her leadership across Arkansas and Oklahoma.
As a long-term asset to Canyon View, Sara is always stepping in to help, modernizing and simplifying the workflow, as well as stay interactive, coach, mentor, lead and train new and existing employees, while continuing her string of achievements, awarded as manager of the year in 2018, property of the year 2019 and most recently- regional of the year in 2022. She also takes great pride in donating and volunteering when and where she can, always for the better good. She is all things P- Purpose, Positivity and Productivity.
McCayla Brede
ASSISTANT REGIONAL PROPERTY MANAGER
McCayla has been with the company since 2013. McCayla’s experience prior to Canyon View, was working with children at a childcare facility. She started fresh to the industry as a leasing agent and her knowledge growth and maturity got her recognized and assigned a new role as Assistant Manager of Golden Pond a 432-unit complex. She assisted with the opening of an additional 180 apartment homes at Golden Pond and the lease-up. She successfully led the team in opening each new building in the mid 90 percent occupancy. When she was given the Manager position of Golden Pond in 2018, she led her team to bring the “Community of the Year” award for Springfield to Canyon View Properties. Her “on it” attitude and contagious positivity are what Canyon View is always looking for.
Kari Shipman
MARKETING MANAGER
Kari joined Canyon View in January of 2022 with 15 years of experience in the multi-family industry, bringing with her firsthand experience in roles and responsibilities across the spectrum of multi-family. Beginning her tenor in leasing, Kari progressed onto managing a variety of communities including Lease-Up, Conventional, 55+, Student Housing, Tax Credit, and Multi-Use Development. Most recently, Kari spent the past eight years focused on marketing where she was ultimately promoted to Marketing Director. Her time in marketing provided her valuable exposure to critical functions like software migrations, investor relations, and corporate operations.
Kari is a think tank creative, who loves the thought process and satisfaction of being productive; a right and left-brain thinker, a learner, sharer of goals; leading with integrity, compassion, and drive, who celebrates the wins and figures out the fails, all while providing free laughs along the way.
At CVP, Kari will oversee marketing for CVP properties, work with on-site teams, perform marketing research, and develop and execute the overall marketing strategy for the company and portfolio.
Cody Hayes
ASSISTANT REGIONAL PROPERTY MANAGER
Cody started in muti-family industry as a leasing agent in 2016 for Canyon View Properties and earned the honor of employee of the quarter in his first year. Cody’s prior experience has laid the building blocks for his current success. As a leader in the hospitality industry for over 16 years as well as putting himself through college while also working in wholesale retail opening new stores and strategizing regional marketing.
He quickly moved up through the ranks of CVP managing multiple properties in the Kansas City region. Starting as a leasing agent then working his way up to manager in 2018. While he was a manager Cody oversaw unit rehab projects, due diligence, and employee training in multiple states in the region. Cody has been a key team player in our Kansas City. He was then promoted to Assistant Regional Manager in 2022. Cody’s positive energy is contagious and just what we needed in at CVP!
Melody DeLone
ASSISTANT REGIONAL PROPERTY MANAGER
Melody started her multifamily journey in 2004 and brings over 18 years of property management experience to Canyon View. She started as a leasing agent in 2004 and worked her way up to Sr. Leasing agent in 2006, Assistant Manager in 2008, and Property Manager in 2010. Melody closely worked with the acquisition team where she helped with onboarding and training new team members at the new properties from the leasing team to the maintenance team. She obtained her CAM (Certified Apartment Manager) accreditation in 2012.
In 2015, Melody was awarded “Apartment Manager of the Year” by the Arkansas Apartment Association and has been involved with AAA for over 10 years by holding many committee positions from Golf Chair, Manager Chair, and Vendor Chair. Melody is currently the 2022 Arkansas Apartment Associations President and has served on the Executive Board from Treasurer, Secretary, and Vice President over the past years. Before coming on board with Canyon View in 2021 as the property manager at The Grove at Pleasant Valley, she worked in vendor management for a few years where she got to meet with owners, managers, and maintenance teams but decided that her passion was on the property side of the multifamily industry.
Melissa Nash
ASSISTANT REGIONAL PROPERTY MANAGER
Melissa joined the CVP team in January of 2017 as Property Manager of the Crossing at Thornton Ferry in Hot Springs, Arkansas. Melissa brought a positive vibe and an owner’s mentality along with her. Melissa excelled and was promoted to a Multi-Property Manager taking on University Park and Glenwood townhomes in Conway in 2018. After 3 years in Conway, she received another promotion to a larger property, Palisades at Chenal Valley in Little Rock. Melissa has shown strong leadership and maintained an average occupancy rate of 95% or above at each property she has managed.
Melissa consistently used her expertise to accomplish the many tasks she faced, including traveling to multiple properties to help throughout the Arkansas Region. In 2019 Melissa earned the honor of “Employee of the Quarter” for her dedication and Excellence with CVP. She displays motivation, dedication, and teamwork with her friendly demeanor. Melissa carries a smile with her that makes residents and prospects feel welcomed! Many team members, prospects, and residents have stated that they felt that she is a leader that cares.
Melissa displays dedication to her team and CVP by making teamwork a priority to ensure that CVP and team members are successful! Her favorite saying is Together Everyone Achieves More.
